Line an 8x8-inch baking dish with parchment paper.
In a bowl, mix graham cracker crumbs, melted butter, and granulated sugar. Press firmly into the dish to form the base.
In a saucepan over medium heat, combine condensed milk, brown sugar, butter, and corn syrup. Stir until thickened, about 5-7 minutes. Remove from heat and add vanilla extract.
Pour caramel over the base and let it set in the fridge for 30 minutes.
Melt chocolate chips with coconut oil in the microwave in 30-second intervals, stirring between each.
Spread melted chocolate over the caramel layer. Chill for another 30 minutes until firm.
Slice into bars and enjoy!
